This project reimagines an existing commercial structure as a contemporary headquarters that reflects professionalism, community presence, and modern functionality while responding carefully to strict site and zoning constraints. The design approach focused on transforming an outdated building into a cohesive architectural composition that feels both civic and approachable, balancing commercial identity with residential-scale warmth.
A primary challenge of the renovation was the requirement to preserve the entire north wall and most of the west wall due to setback limitations. Rather than allowing these constraints to dictate a fragmented solution, the design strategically integrated the retained structure into a unified architectural language. The preserved walls became the framework around which the new addition and exterior composition were organized, minimizing demolition while maximizing visual continuity and construction efficiency.
Another major programmatic challenge was accommodating a new auditorium space requiring a 14-foot ceiling height within the existing building footprint and structural limitations. The solution was expressed architecturally through a carefully articulated roof form that elevates the auditorium volume while maintaining balanced proportions across the façade. The sloped geometry introduces visual movement and hierarchy without overwhelming the surrounding scale.
The architectural expression combines contemporary commercial design with subtle residential influences requested by the client. Horizontal siding panels, refined proportions, articulated entry canopies, and controlled material transitions soften the building’s institutional scale and create a welcoming character. Large glazing areas increase daylight and transparency while strengthening the connection between interior functions and the public realm.
The result is a modern, highly functional facility that successfully merges renovation and new construction into a seamless whole. The project demonstrates how adaptive reuse, thoughtful massing, and contextual materiality can transform constraints into defining design opportunities while creating a contemporary identity rooted in comfort, accessibility, and community presence.
